Frequently Asked Questions

The assessments levied by the Association are to be used exclusively for the purpose of promoting the recreation, health, safety, and welfare of the residents in the community, and for the improvement, maintenance, and operation of the Common Properties. This includes, but is not limited to, the payment of taxes and insurance, repair, replacement and additions, the cost of labor, equipment, materials, management, and supervision thereof. The pond, pool, tennis courts, playground and other designated areas are part of the Common Properties.

There is a $250 fee due upon purchase of property that can be included in the closing costs of the purchase. Annual dues are currently $900, or $75 per month, and can be paid monthly, quarterly, or annually, via personal check or bank draft. Payments are to be mailed directly to our accountant, Aaron Bell, at Tucker Scott CPA; City View Estates; P. O Box 1130, Decatur, AL 35602. You may contact Mr. Bell directly at 256-355-1828 for assistance with setting up payments.

The HOA Convenants is a legally binding document you must agree to before you can purchase a home in City View.

Regular Garbage Collection is on Thursdays of each week. All garbage, trash, recyclables, yard trimmings, etc., should be ready for collection by 7:30 a.m. on collection day. Arrival times will vary due to many conditions, and Holiday Schedules observed by the City of Decatur may require collection on an alternate day. Recycle Collection is every other Thursday. If needed, you may request Recycle Containers by calling 256-341-4770 or 256-341-4772. Additional information regarding recycling is available here.

The pool can be accessed with phone a smartphone by any eligible resident. Board members will process access requests as quickly as possible. Access requests submitted the day of may not be processed.

Note:

  • Access will not be granted to properties that are not current with HOA dues.
  • Children under 14 will not be given phone access.
  • The board may request additional information to verify the validity of the request.

Pool parties can be scheduled with the approval of the board. A party allows for HOA members to surpass the normal guest limit for the duration of the party. Please contact the board to schedule a party. An approved party does not give the member exclusive access to the pool or kitchen. Other HOA members retail full access to the pool.

The Architectural Control Committee must review and approve all building plans, brick and roof choices, materials, etc., prior to beginning construction of a new dwelling. Only Builders approved by the AC Committee are allowed to construct homes in City View Estates. In addition, no building, fence, wall, or other structure shall be commenced, constructed, erected, nor shall any exterior additions to or alteration of existing structures be made until the plans and specifications showing the nature, kind, shape, height, materials, and location of the same have been submitted to and approved in writing by the Architectural Control Committee. The official Declaration for the community was made on August 7, 2000, by City View Estates, LLC, Vernon Lane, Developer. Mr. Lane owned the tract of land containing 22.38 acres and first planned a residential development known as The Glen at City View Farms where he committed to construct lakes, parks, open spaces, and other Common Area facilities for the enjoyment of prospective homeowners in the new Community. In July of 2002, Mr. Lane made available an additional 20.41 acres and created the Charlotte addition to City View Estates.
